When does a roof actually need replacing?
The honest answer: when repairs stop being a good investment. We get called by homeowners every week who've sunk $4,000 into patches over three years on a roof that should've been replaced for $14,000 and stopped leaking.
Here's what we look for during a free inspection:
- Granule loss — bald spots in the shingles, especially on south-facing slopes, mean the asphalt is exposed to UV and aging fast.
- Curled or cupped shingles — usually a sign the underlayment has failed or the deck is no longer holding heat properly.
- Missing shingles after multiple storms — when wind is taking shingles repeatedly, the seal strips are failing across the whole roof, not just where you can see.
- Hail bruising — even soft, partial hits compromise the mat. Once a roof has been hit hard, you're on borrowed time.
- Daylight in the attic — that's the one inspection sign nobody can argue with.

Architectural asphalt shingles
The default for most Boerne and San Antonio homes. We install IKO Dynasty, Atlas Pinnacle Pristine, and CertainTeed Landmark as our standard architectural lines — all rated for 130 mph wind and Class 3 or 4 impact (a meaningful insurance discount in Texas).
Impact-resistant shingles
If you're replacing after hail damage, this is where the conversation should start. Class 4 impact-resistant shingles like Atlas StormMaster Shake or Atlas StormMaster Shake can earn you a 10–30% discount on your homeowners insurance for years to come — often paying for the upgrade outright.
Designer & luxury profiles
For premium homes in Fair Oaks Ranch, Cordillera Ranch, and the upper-end of Boerne — Atlas Designer, IKO Royal Estate, CertainTeed Presidential Shake, and CertainTeed Grand Manor. Heavier shingles, slate or shake aesthetic, and 50-year material warranties.

What's included in a RoadRunner replacement
- Complete tear-off of the old roof down to the deck
- Inspection and replacement of any rotted or compromised decking
- Synthetic underlayment (we don't use felt — it's outdated)
- Ice & water shield in valleys, around penetrations, and on low-slope sections
- New drip edge, ridge vents, and pipe boots
- New flashing around chimneys, walls, and skylights (not reused)
- Manufacturer-spec'd nails (six per shingle, hand-driven where required)
- Final magnetic-sweep clean-up
- Manufacturer warranty registration
- Manufacturer system warranty registered in writing
