Why new construction is its own discipline
Re-roofs and repair work follow the existing roof's geometry. New construction starts with a blueprint, lives or dies on the project schedule, and has to coordinate with framing, HVAC penetrations, gutters, siding, and final-inspection paperwork. It's a completely different job.
We work with builders across Boerne, San Antonio, Austin, Lubbock, and Amarillo on production builds, custom homes, and small commercial projects. Most of our builder relationships are repeat work — we earn the next job by making the current one easy.
What we bring to a builder's project
Pre-construction material consulting
Before the architect locks plans, we'll review the roof design with your project manager: pitch, valley count, penetration count, ventilation strategy, ridge line, and material spec. Small adjustments at plan stage save real money once framing starts.
Manufacturer-approved system specs
For custom home builders pursuing manufacturer system warranties (Atlas, IKO, CertainTeed), we'll detail exactly what underlayment, drip edge, ventilation, and ice-and-water shield layout qualifies. The warranty paperwork gets filed at closing — the homeowner inherits a fully-registered system.
Coordinated installs
Our crews coordinate directly with framing leads, HVAC, electrical (for plumbing vents and bath fans), and the gutter contractor. We install ridge vents to match HVAC spec. We size and detail every penetration for the final mechanical layout. We don't install and walk — we punch the roof when other trades are done.
Production builds & custom homes
We work both ends. Production builders want predictable scheduling and consistent quality across dozens of starts per year. Custom builders want premium materials, complex profiles, and finishes that hold up on a luxury walk-through. Our pricing and crew assignment are different for each — but the standards are the same.

How we price new construction
Builder pricing is different from retail. We typically work off project specs with a per-square unit price plus penetration counts, ventilation, and labor adders. Volume builders get repeat-relationship pricing. For custom one-offs, we'll quote off plans with a fixed total.
Either way: no per-square games, no padding the supplements, no scope creep mid-job. The price in the contract is the price at closing.
