Why people choose tile
- Lifespan. 75+ years is the realistic service life of properly installed concrete tile, and clay tile easily exceeds 100. The underlayment beneath it is what wears out — typically every 25–35 years.
- Class 4 impact rating. Top-tier hail resistance, with the matching insurance discounts.
- Fire resistance. Class A non-combustible — the highest fire rating possible.
- Aesthetic. Mediterranean, Spanish, Southwestern, and modern profiles. Tile carries an architectural weight no other material matches.
- Weight as insulation. Tile roofs run cooler than asphalt or even most metal due to mass and the air gap typically beneath them.
Tile re-set: the conversation most homeowners haven't heard
Here's something most "tile roofers" in San Antonio won't tell you: when a tile roof leaks at age 25, the tile is almost never the problem. The underlayment beneath it has reached end-of-life.
The right move isn't replacing the tile — it's a tile re-set. We carefully remove the existing tile, replace the underlayment with modern synthetic and ice & water shield, replace any flashing or battens that have aged out, and re-lay the original tile with a few new pieces where needed.
You get a brand-new roof system underneath your original tile, at roughly 50% the cost of full replacement, and your home keeps its original aesthetic.
What we install & repair
Concrete tile
Heavier and more affordable than clay. Brands we install include Eagle Roofing Products, Boral, and MCA. Available in flat, low-profile (S-tile), and high-profile (Spanish barrel) shapes.
Clay tile
The original — used in Mediterranean architecture for over 2,000 years. We install Ludowici, Boral Clay, and other premium clay lines. Considerably more expensive than concrete but with even longer lifespan and the most authentic Spanish/Mediterranean aesthetic.
Tile repair
Cracked tile replacement, slipped tile re-fastening, ridge cap repair, valley tile re-bedding. We carry replacement tile for most major manufacturers in inventory.
What tile costs in the Hill Country
For a 3,000 sq ft tile-suitable home:
- Concrete tile installation: $42,000 – $65,000
- Clay tile installation: $58,000 – $90,000+
- Tile re-set with new underlayment: $22,000 – $38,000
- Tile repair: $400 – $1,800 typical
Tile is the most expensive roofing option upfront and the cheapest over a 75-year ownership horizon. The math rewards the long view.
"A tile roof installed today can outlive its homeowner, the homeowner's children, and frequently the home itself."
