10 universal roof-leak warning signs
Most leaks aren't sudden. They develop slowly and only become visible when damage is significant. Catch them early and save thousands in interior repairs.
1. A faint musty smell in a closet or upstairs room
Mold growth from a slow leak smells musty long before visible water appears. If a closet or upstairs bathroom suddenly smells different, check the ceiling and walls for darkening or texture changes.
2. Yellowish or brown ring stains on the ceiling
The classic warning sign. Stains progress from yellow (small/recent) to brown (significant) to dark with peeling paint (active and chronic). Don't just paint over it — find the source first.
3. Bubbling or peeling paint near the ceiling line
Often shows up at the top of an exterior wall before the ceiling itself stains. The water is tracking down inside the wall cavity.
4. Bowed or sagging drywall
Wet drywall sags. By the time it's visibly sagging, it's saturated. Don't push on it — call a roofer immediately.
5. Granules in the gutters or at downspouts
Heavy granule loss = aging shingles = upcoming leaks. A small amount is normal; a pile suggests the roof is past its service life.
6. Daylight visible in the attic
The most direct sign possible. If you can see sky from the attic side, you have a hole in the roof. Doesn't matter how small — it'll find a way to leak.
7. Damp or compressed insulation
Walk your attic with a flashlight after a heavy rain. Wet spots in insulation pinpoint leak locations even when the leak hasn't reached the ceiling yet.
8. Rusted nails or moisture marks on rafters
Rust around roofing nails on the underside of decking shows where moisture has been condensing or seeping. Even without active leaking, this is a problem developing.
9. Higher AC and heating bills
Wet insulation has dramatically reduced R-value. If your bills jump and nothing else has changed, you may have moisture compromising your insulation.
10. Birds, wasps, or squirrels at the roofline
Pests need an opening. If you're seeing wildlife at the roofline regularly, there's likely an entry point — and where pests can enter, water can too.
Texas-specific leak issues to watch for
- Pipe boot failures. The rubber gasket around plumbing vents fails after 8–12 years in Texas UV. The #1 cause of localized leaks in homes 10+ years old.
- Failed flashing at chimneys. Step flashing and counter-flashing wear out, and Hill Country storms find every weak point.
- Valley failures. Where two roof slopes meet, water concentrates. Worn or improperly installed valleys leak heavily during storms.
- Wind-driven rain at low-pitch areas. South Texas rain often comes sideways. Standard underlayment and shingle laps assume gravity-driven water.
