Pull your specific governing documents before you make any material decisions.
Step 2: Confirm what you can and can't change
Common Fair Oaks ARC restrictions on roofing:
- Color must match or harmonize with the original. Many ARCs require an exact match to the existing approved palette.
- Profile/style consistency. If your home has architectural shingles, you generally can't switch to 3-tab or vice versa.
- Material category restrictions. Some sub-associations restrict metal roofing to specific home styles or require a profile resembling shingle (rare in FOR specifically).
- Neighborhood-wide bans on specific colors. Bright reds, teals, and unusual colors are typically prohibited.
Step 3: Pre-approved material lists
Most Fair Oaks sub-associations maintain an informal list of recently-approved manufacturers and color codes. Asking for this list saves time. We'll usually request it on your behalf.
Step 4: The submission package
A complete ARC submission package typically includes:
- Application form (varies by sub-association)
- Manufacturer specs and color sample
- Color photo of your home (current)
- Statement of intent — including timeline
- Sometimes: a photo of an approved comparable installation in the neighborhood
