2026 price ranges by material
- Architectural shingle — roughly $9,500 to $24,000. The default choice for most Hill Country homes. 20–25 year realistic service life in Texas heat.
- Impact-rated Class 4 shingle — roughly $12,500 to $30,000. Typically 15–25% over standard architectural, and frequently qualifies for an insurance premium discount in hail-prone counties, which can recover the difference over time.
- Standing-seam metal — roughly $24,000 to $55,000. Two to three times asphalt, against a 50-year service life instead of 20, plus Class 4 impact and 140+ mph wind ratings.
- Concrete or clay tile — roughly $28,000 to $70,000. Common west of 1604. The tile outlasts the underlayment beneath it, so tile homes often need underlayment replacement rather than full tile replacement.
- Commercial TPO, EPDM or modified bitumen — roughly $35,000 to $70,000+. Driven by square footage, insulation, deck condition and drainage design.
What actually drives your number
Two homes of identical square footage can differ by 40%. Here's what moves it:
- Pitch. Anything above about 7/12 requires additional safety staging and slows installation considerably.
- Existing layers. Two or three old layers means multiple times the tear-off labor and disposal volume.
- Decking condition. Invisible until tear-off. Always get a per-sheet price in writing before work starts.
- Penetrations and valleys. Every pipe, vent, skylight, chimney and valley is detail work — and detail work is where roofs leak.
- Access. Tight lots, steep driveways and landscaping that can't be staged over all add labor.
- Ventilation corrections. If the attic is under-ventilated, fixing it during replacement is far cheaper than retrofitting later.
Repairs, not replacements
Most roof repairs here run $350 to $1,800. Pipe boots are usually the cheapest common fix; decking repair and structural work are the most expensive. If someone quotes a full replacement on a roof with a single failed penetration, get a second opinion.
