Something has shifted in the Texas homeowners insurance market, and roofs are at the center of it. Homeowners who have had the same policy for fifteen years are opening renewal notices with new roof-age conditions, reduced coverage, higher deductibles, or non-renewal outright.

If that's happened to you, you're not being singled out. Here's what's going on and what actually helps.

Why carriers tightened up

Texas leads the country in hail losses, and the Hill Country and San Antonio metro sit squarely in the active corridor. Carriers have paid out enormous sums on roof claims over the past decade, and they've responded the way insurers always do — by repricing the risk and by getting selective about which roofs they'll cover.

Material and labor costs have climbed at the same time, so the same storm costs the carrier meaningfully more to settle than it did years ago. The combination is what's produced the current environment.

The four ways it shows up on your policy

Read your declarations page before you need it

Most homeowners discover which of these applies to them in the middle of a claim, which is the worst possible time. Pull your declarations page now and find two specific things: whether roof coverage is ACV or RCV, and what your wind/hail deductible actually is in dollars.

Our Texas deductible guide walks through exactly what those terms mean and how the payment math works.

What actually helps

What doesn't help

Filing a marginal claim hoping something sticks. Claims history follows the property, and a denied or withdrawn claim can complicate your position without getting you anything. Get an honest inspection first and find out whether you actually have claimable damage before you call the carrier.

Equally unhelpful: letting a storm chaser file on your behalf. Read anything you're asked to sign, particularly anything described as an assignment of benefits.

Where we fit

We'll inspect your roof free, document the condition with photos, and tell you honestly where it stands — including when the answer is that you've got years left and should do nothing. If you're facing a renewal condition or a non-renewal, that documentation is the thing your agent actually needs.

Request a free inspection or call (210) 245-4125. We serve Boerne, San Antonio and the surrounding Hill Country.
