Short answer: get a documented condition assessment before your budget year closes. Commercial roof problems are far cheaper to catch on a maintenance schedule than to discover as an interior leak in February.
This one is for property managers, business owners and anyone responsible for a flat or low slope roof in the San Antonio or Hill Country area.
Why Q4 is the decision window
- Budgets close. Capital requests for next year get written now, and a roof without a documented condition report rarely makes the list.
- Winter is when leaks surface. Sustained winter rain finds seam and flashing failures that summer storms run off.
- Contractor availability is good. Commercial crews have capacity in winter that they will not have after spring hail.
- Deferred problems compound. A failed seam that is cheap in November is wet insulation and deck replacement by April.
What a condition assessment should give you
Not a sales quote. An actual document you can hand to ownership or put in a capital request:
- Membrane type, approximate age and remaining service life
- Photographic record of seams, flashing, curbs, drains and penetrations
- Moisture indications and areas of suspected saturation
- Drainage performance and any ponding, with locations
- A prioritized repair list separating urgent from scheduled
- Repair versus replacement cost ranges so a decision can actually be made
The things that fail on commercial roofs here
- Seams. Where single ply membrane sections join. Separation is the most common failure and the most repairable if caught.
- Curb and penetration flashing. Around HVAC units, vents and drains. HVAC servicing traffic damages these constantly.
- Drainage. Water standing more than 48 hours after rain indicates a slope or drain problem and it accelerates everything else.
- Hail bruising on membrane, which is harder to see than on shingle and routinely missed on claims.
- Foot traffic damage on paths to equipment, where walk pads should have been installed and were not.
Maintenance programs versus reactive repair
The math on commercial roofs favors maintenance strongly. A TPO or EPDM system with scheduled inspection and seam maintenance regularly reaches the upper end of its 20 to 30 year range. The same system left alone until it leaks frequently needs replacement ten years early, with wet insulation adding significantly to the tear off cost.
Two documented inspections a year, spring and fall, plus prompt repair of what they find, is the whole program.
The insurance angle
A documented maintenance record is genuinely valuable at claim time. Carriers distinguish between storm damage and deferred maintenance, and the burden of showing which is which falls on you. Dated photos and inspection reports are what make that case.
It matters in Hill Country and Bexar County especially, where hail frequency means most commercial roofs will have a claim at some point.
Scheduling around operations
Commercial work has to fit the business rather than the other way around. That means phasing by section, working after hours or weekends where it matters, keeping entrances and parking usable, and coordinating with HVAC and other rooftop trades.
We stage commercial projects that way as a matter of course. See our commercial roofing page.
