What we see on Johnson Ranch roofs

Johnson Ranch is master planned housing along the 281 corridor, built fast during the growth years. The recurring issue on fast builds is ventilation: adequate ridge exhaust with blocked or insufficient soffit intake.

That imbalance is what produces a 140 degree attic in August, which ages shingles from underneath and drives cooling costs up. It is inexpensive to correct during a replacement and expensive to retrofit later.

The 281 corridor takes repeated hail, so a large share of replacements here are claim funded.

Architectural review

Johnson Ranch has an architectural committee covering roofing material and color.

Our guide to getting a roof through architectural review covers the submission process and where it usually goes wrong.

Build era

2000s through present. That matters because roof age tracks build age closely, and because construction practices of each era carry their own recurring issues. We note what we find on every inspection rather than assuming.
