What we see on The Dominion roofs

The Dominion is one of the most tile heavy neighborhoods we work. Concrete and clay tile on large custom homes, much of it installed in the late 1980s and 1990s.

The pattern on those roofs is consistent: the tile is still perfectly serviceable and the underlayment beneath it has failed. The job is lifting and stacking the tile, replacing the underlayment and flashing, and relaying it. That costs substantially less than a new tile roof.

Homeowners here are regularly quoted full tile replacement when lift and relay is what the roof actually needs. It is worth asking the question directly.

Architectural review

The Dominion has strict architectural standards covering material, profile and color, and review is required before exterior work.

Our guide to getting a roof through architectural review covers the submission process and where it usually goes wrong.

Build era

1980s through present. That matters because roof age tracks build age closely, and because construction practices of each era carry their own recurring issues. We note what we find on every inspection rather than assuming.
