What we see on Shavano Park roofs
Shavano Park has a mix of tile and heavy architectural shingle on large lots with significant mature tree canopy. Roof areas are large and access is often tight between landscaping.
The older sections have original plank decking in places, which changes fastening and sometimes requires overlay sheathing. That needs identifying before the contract, not during the tear-off.
Oak canopy here is dense enough that debris in valleys is the most common maintenance finding on our inspections.
Architectural review
Shavano Park is its own incorporated city with its own permitting, separate from San Antonio. That trips up contractors who do not work here regularly.
Our guide to getting a roof through architectural review covers the submission process and where it usually goes wrong.
Build era
1970s through 2010s. That matters because roof age tracks build age closely, and because construction practices of each era carry their own recurring issues. We note what we find on every inspection rather than assuming.
